2. Preventative Maintenance

Northside Strata aims to identify and recommend preventative maintenance programs relevant to the proper long-term maintenance and care you building will require over time. This can be as simple as organising regular gutter cleaning, or as important and ensuring the fire safety measures in your property are properly and regularly maintained, so that a compliant AFSS can be lodged with Council and FRNSW. Our recommendations are first put to the Committee for approval.

3. Transparency and Accountability

  • Northside Strata’s aim is to always be solution oriented. To assist Lee Whitney account to each scheme directly, each Treasurer will be sent each month a copy of the reports generated by the fiscal activity of the scheme each month – as a minimum. If for whatever reason a particular report or bank statement is requested for a week, or month, then all that has to be done is to contact Lee Whitney who will email a copy to you within the next 24 hours.
  • Northside Strata proactively responds to manage any emergency that may occur at the building. Whilst Strata Managers are NOT FIRST RESPONDERS in an emergency, once contacted, Lee Whitney will be able to decide the true nature of the emergency, and whether or not its impact is on the common property. This enables us to filter after-hours work requests, ensuring that only genuine emergency works are carried out at the higher after-hours rate.
  • Northside Strata establishes and updates a list of tradespeople at each site, in case of an after-hours emergency.
  • Northside Strata’s delegated authority, the authority to pay tax invoices without referring them to the Committee for approval, is only $500.00. It has never been any higher than that in all the time we have been in business.
  • Any tax invoice over $500.00 will automatically be placed “ON HOLD” and sent to the Committee for its approval, so that the works can be verified as being satisfactory and that the repairs have been completed in a tradesman like manner.
  • Northside Strata only engages the services of licensed and insured contractors and has no other relationship with any of them whatsoever, as that is illegal.
